Across 3,206 postcodes and 15 outward codes, full-fibre coverage runs at 82.5%, and gigabit availability matches it exactly. Superfast coverage of 30 Mbps or more reaches 93.4% of postcodes.

The spread between areas deserves more attention than the headline. EH35 is close to fully fibred, with 98.7 per cent of its postcodes covered, and EH33 and EH31 both clear 95 per cent. At the other end EH22 records full fibre in just 15% of postcodes, EH36 manages 35.4 per cent, and EH37 only a little over half. Same county, very different upgrade paths. A household in EH35 can treat a fibre order as a formality. In much of EH22 the network has simply not arrived yet, so the county average flatters some addresses and undersells others.

For movers, the outward code matters more than the county headline. Choosing between two East Lothian addresses can mean choosing between readily available full fibre in EH31, EH33 or EH35 and a wait of unknown length in EH22 or EH36. With more than eight in ten postcodes already fibred the picture favours buyers overall, but the remaining gaps are concentrated in particular outward codes rather than scattered evenly, so the exact address is worth five minutes of research.
