In the south of the postcode map the build is nearly finished. M22 tops the city at 97.8% full fibre availability, with neighbouring M21 and M23 only fractionally behind. Superfast coverage runs at 98% citywide and gigabit options reach just over nine in ten addresses, so most of Manchester's 13,446 postcodes can choose between competing fast networks rather than settle for one.

The bottom end tells a different story. M24, M99 and WA15 show no recorded full fibre at all, and 12.9% of postcodes across the 28 outward codes sit below 10 Mbps. That slow share is far higher than the averages would suggest, and it is the number that should shape a house hunt more than the headline coverage figure.

The gap between best and worst districts changes how households should shop. An address in M21, M22 or M23 can treat full fibre as the default and compare providers on price alone. In M24 or WA15 the choice narrows to older technologies until the build arrives. With roughly one in eight postcodes below 10 Mbps, Manchester rewards checking the specific address more than most cities of its size. Two homes in the same district can face very different menus, and the 92% headline says little about either.
